On our 4th holiday in Hua Hin we felt we would buy a second home, with our eye on retirement in 3-4yrs.

We had been out with two Real Estate Companies on our 2nd visit previously to Hua Hin but at the time wasn't ready to buy but the information and experience we gained from the Agents was excellent. We followed how Hua Hin is Developing on Real Estate websites from back in the UK and often dreamed of our retirement in a Hua Hin home. So we started looking for a home and hired a car and visited many Developers, deciding that we could buy ourselves without help from anyone. Most of the Developments were easy to find and close to Hua Hin Centre. We gathered information, observing that the standard and quality of the information, sample contracts, language understanding and what we would actually receive varied from each Developer.

We had a list of things which we needed to know to put us at ease but wasn’t always able to receive the full information from the Developer and as we found out, the list needed to be much greater and specific on many points that came back to bite us later.

The house we chose was one that we saw on our first day of looking. The Developer had just finished the show house and was very proud of his achievements. We signed a contract and paid 25% deposit to have our own house built, two plots next to the show house. We were told that nothing would be a problem from the Developer, if we wanted to make changes later we could and in most cases, within reason, it was included in the price. The first problem was that our land plot was a lot smaller than the show house plot which we thought was the same. Most of the material used was for "show" only and everything we wanted was extra. We ended up arguing almost everyday, the relationship between us and the Developer completely broke down. We were now stuck in a situation where we really wanted to pull out but the Developer wouldn’t refund so we had no choice but to carry on. The Developer now sensing the upper hand ended up, over the construction time, delivering us an inferior product to the show house with us paying a massive extras cost just to make it a re-sellable property.

We brought Siam Property in to help us, through a neighbors recommendation, prepare the property for sale. The advice on final finishes to present the house in the best way, landscaping, sales price evaluation and creating our own sales contract was invaluable. Siam Property started helping us to find our new dream home as we were not going to let one bad experience spoil the rest of our lives.

We were unsure whether to this time buy a totally finished house or still buy off-plan again. Siam Property assured us that if we went off-plan that they would only recommend a Developer who met their strict requirements for overall customer quality and satisfaction.

We decided again to buy off-plan. Siam Property helped us with a detailed sales and purchase agreement with the Developer and included things we would never have thought of due to their great experience. Their recommended Law firm, Chavilitt and Finch were amazing. Siam Property also worked very hard to achieve the sale, knowing our budget and knowing if the Developer would move on his price, we managed a 10% discount without loss of quality or inclusions. We also negotiated a very flexible payment plan and construction time table whilst we relied on Siam Property to sell the other house.

We now have sold our old house through Siam Property, the new buyers are nice couple from Denmark. We had no problem recommending the Development where our house is because even though we had many problems with the Developer, the overall finish of the site was good, most plots were sold and nearing completion and our house was brought up to our high standards.

We would like to thank Siam Property from the bottom of our hearts for keeping our dreams alive and giving us faith again in people. We will always recommend our friends to use an experienced Real Estate Agent and in particular Siam Property, they simply know what they are doing, its their profession. We often now go to functions as invitees from Siam Property, the have become our friends and never stop offering to help if we need assistance. Not long ago we had a small accident in our car, one of Siam Property’s staff helped us deal with the insurance, the police and the hospital and stayed with us through out for over 8hrs .
